These cost ranges are based on data gathered from rural Irish self-builds, contractor quotes, and quantity surveyor estimates during 2024–2025. They cover build cost only — not land purchase, professional fees, site works, or VAT (where applicable).
Build costs in Ireland have stabilised somewhat since the post-COVID spike, but remain significantly above pre-2020 levels. Labour availability is the primary constraint in many rural areas; less competitive markets (Connacht, south midlands) tend to have lower labour rates than the commuter belt, offset partially by higher material delivery costs.
For a more complete budget picture, add roughly:
- Professional fees: 7–10% of build cost (architect, engineer, PSDP, BER)
- Site works: €20,000–€60,000 (site prep, access, septic, services connections)
